Bayou Deview Conservation Tract
Bayou Deview Conservation Tract consists of 67 +/- acres situated on the east bank of Bayou Deview in the far northwest corner of Cross county, Arkansas.
55 +/- acres of CRP provides a healthy annual income at over $105 per acre and being surrounded by ag fields for miles means a massive amount of food for waterfowl in the area.
It doesn't take a big rain for the bayou to get out of it's banks and put flood water across the CRP portion of the farm. The good news is in dry years there's an electric well giving you the capability to put a manmade flood across the bottoms, if needed.
On the gravel road on the far east side of the property, elevated & overlooking the CRP bottoms, are a few acres bordering the county road that is the perfect location for a camp that would create a priceless site as the ducks pile into the CRP in the 'backyard'. Property can also be purchased with the 2600 square foot house.
