The Payne Tract (#03019-03850) is a +/- 80.00-acre tract of timberland located in central Bradley County about 4 miles south of Warren and 8 miles north of Hermitage (North 33.548268, West -92.128750). Access is great from Bradley County Road 38 to the south boundary and Anders Road along the west boundary. Rural utilities are available to the tract on County Road 38 allowing for camp/home site potential within the Warren School District. The topography is generally flat to gently rolling to Henrys Creek which flows through the property. This tract has a diverse timber composition. About 31 acres was planted in 2022 with loblolly pine, about 48 acres consists of hardwood, and the remaining acreage is mostly mature pine. According to the USDA NRCS web soil survey, the soils consist of an assortment of sandy loams and silt loams. This tract has homesite potential, and a great recreational, hunting, or timberland investment tract.
