Have you ever stepped foot on a property that wowed you and the further you went, the more you were impressed?  This one has that effect.  For the sportsman, excitement builds from the levee entrance all the way to the Mississippi River.  Giant rubs, flooded timber bottoms, dry ridges, mallards, turkeys and trophy whitetail.  I don't think there is a box this one doesn't check.  It has a great trail system that ushers you through the timber and food plots all the way to a private sandbar on the mighty Mississippi.  On our visit, the water had just crept into the timber in several low, well defined areas and the ducks were loving it.  In addition to that, we saw a bunch of deer and incredible deer sign.  There have been some dandy deer harvested both on this tract and the adjoining properties.  Small plots dot the property, but sometimes you need a large food source for farming wildlife.  This one has it in the form of a large tillable field that was soybeans in 2021.    Not only does it provide income, but obviously feeds the deer and turkey and keeps them in the area.  There are 844 deeded acres but because of where the property is located on the river you have "bonus" accretion acreage that is somewhere around 266 acres more or less.  This is a do-all property with 12 months worth of activities to enjoy and a great place to start a legacy.
