The list could go on and on. A tremendous bottomland tract on a major bayou with all the characteristics, history and critters you would hope for. The access is protected by a locked gate and power runs down the road to an old lodge by the launch ramp. The lodge is not currently livable, but would be an ideal spot to remodel or rebuild.
The timber is big and provides plenty of mast for the small game, deer and waterfowl. Deer are plentiful and a few bottomland gobblers have also been taken on the property.
The woods flood pretty easily but do not have a control structure currently to hold the water. Excellent opportunity here to do further development and habitat enhancement, but the seller has enjoyed many successful hunts as is!
Searcy and Des Arc are both less than 20 minutes away for food and lodging, with Searcy having the nearest airport.
