Description

Highway 64 east out of Bald Knob has long served as a prominent pipeline into the east Arkansas Delta for hunters chasing ducks and trophy whitetails.  The first stop along the way for many central Arkansas residents (as well as many out of towners) is Bald Knob NWR and Hurricane WMA.  Both well known for the number of waterfowl they hold and the trophy deer that live there.  

The Cut-off Creek 203 is just 1 mile north of Hurricane WMA on the south side of Hwy 64.  

Named after the creek that flows through the property for over 1/2 a mile, this property is diverse in habitat with all the best features of White River delta land represented.  It has over 40 acres of untouched hardwood timber.  This timber is framed on the west and south by a large levee and on the east by Cut-off Creek.  As the creek rises it spills into the timber flooding it on occasions to your knees.  A brand new gauge was installed last year allowing you to keep tabs on the water level and rainfall remotely via a link online.

One of several White River relief waterways also flows into the property and has created natural willow brakes with holes that can be planted for waterfowl.  The deer use these areas heavily too as cool areas to bed and feed on the rich vegetation growing there.  

On the east side of the property the elevation increases giving an opportunity to farm about 30 acres of ground.  There hasn't been a disc in the ground there for several years, but it's not too late to cut the saplings and plant for the wildlife.  It will flood but only at the highest levels that the White River reaches at flood stage.

Between the water, timber, sloughs, brakes, elevation changes and vegetation, there is so much opportunity for development here.  It's already a special place but has the "bones" to be so much more.  Location is awesome being so close to major towns and within easy reach of the Memphis area as well as being very near other tracts that hold and attract large numbers of waterfowl.
